Stay warm and cozy during your winter stay with our floor heating system.
System Overview
The property uses a floor-based heating system controlled through a central heating unit.
Heating Controller (“Heating Conditioner”)
- Location: To the left of the stairs in the living room
- Appearance: Brown exterior unit
- Type: Central control system for floor heating
- Seasonal Use: Activated in winter, deactivated in summer
How Floor Heating Works
Floor heating (radiant heating) works by:
- Warming the floor surface throughout the property
- Heat radiates upward, warming the entire space
- Provides even, comfortable warmth without drafts
- More efficient than traditional heating methods

Living Room and Kitchen
Heating Source
These areas are heated through the floor heating system.
Main Control Unit
Location: Left of the stairs in the living room (brown unit)
Operating Instructions

Locate the controller - To the left of the stairs

Turn on the system
- Press the Power button on the controller
- Display should light up

Set desired temperature
- Use the temperature up/down buttons
- Recommended: 68-72°F (20-22°C)
- Allow adequate warm-up time (system heats gradually)

- Timer functions (if available)
Warm-Up Time
Important: Floor heating takes time to warm up. Allow:
- 30-60 minutes for noticeable warmth
- 2-3 hours to reach full operating temperature
- Don’t set temperature too high trying to speed up the process
Bedroom Heating
Individual Controllers
The bedroom has its own heating controller on the wall.
⚠️ Important Warning
The bedroom has different controllers for heating and air conditioning!
Always check the labels to ensure you’re using the Heating controller, not the AC controller.
Operating the Bedroom Heater

Identify the correct controller
- Look for “Heat” or heating icon label
- Don’t confuse with AC controller

Turn on the heater
- Press Power button on the heating controller

Set temperature
- Adjust to your comfort level
- Recommended: 68-70°F (20-21°C) for sleeping

Choose heating mode
- Options may include Low, Medium, High
- Or specific temperature settings
Seasonal Operation
⚠️ Important: The heating system is:
- Turned ON in winter (heating season)
- Turned OFF in summer (cooling season)
If you arrive in winter and heating isn’t working, it may need seasonal activation. Contact us.
Optimal Temperature Settings
Daytime (Active Hours)
- Living Areas: 68-72°F (20-22°C)
- Bedroom: 68-70°F (20-21°C)
Nighttime (Sleeping)
- Living Areas: 65-68°F (18-20°C)
- Bedroom: 65-68°F (18-20°C)
When Away
- Set to 60-65°F (15-18°C) to prevent pipes from freezing
- Never turn off completely in winter
Energy Efficiency Tips
Maximize Efficiency
- Don’t block floor vents or heating areas
- Keep thermostat at a consistent temperature
- Don’t raise temperature excessively to “heat faster”
- Close curtains at night to retain heat
- Keep doors closed to unused rooms
Avoid Waste
- Don’t open windows when heat is running
- Lower temperature when away for extended periods
- Use area rugs strategically (don’t fully cover heated floors)
Troubleshooting
Heating Not Working
Check Power
- Ensure main controller has power
- Check for indicator lights or display
- Verify bedroom controller is turned on
Check Settings
- Confirm system is in Heat mode (not AC or Fan)
- Verify temperature is set higher than current room temperature
- Check that seasonal mode is set to winter
Check Seasonal Activation
- If recently transitioned to winter, system may need activation
- Contact us to switch seasonal settings
Room Not Getting Warm
Allow Adequate Time
- Floor heating takes 2-3 hours to fully warm up
- Be patient after initial startup
Check Settings
- Increase temperature setting if too low
- Verify controller is actually on (look for display/lights)
- Ensure heating mode is selected
Check Obstructions
- Remove items blocking floor heating areas
- Don’t place insulating materials (thick rugs) over floor vents
Floor Too Hot
- Lower temperature setting
- Floor heating should be warm, not uncomfortably hot
- If excessively hot, turn down immediately and contact us
Uneven Heating
- Some areas naturally heat faster than others
- Ensure vents and radiators are unobstructed
- Close doors to maintain room temperature
- If persistent, contact us
Controller Not Responding
- Check power connection
- Check circuit breaker
- Try power cycling (turn off, wait 30 seconds, turn on)
- Contact us if problem persists
Important Reminders
Bedroom Controllers
⚠️ Critical: The bedroom has separate controllers for heating and air conditioning. Always check the labels to ensure you’re using the heating controller.
Gradual Heating
Floor heating systems work best with gradual, consistent heating. Don’t try to rush the process by setting very high temperatures.
Never Turn Off in Winter
Even when leaving the property, maintain a minimum temperature of 60°F (15°C) to prevent:
- Frozen pipes
- Property damage
- Extended re-warming time
Safety Tips
Burns Prevention
- Floor heating surfaces can get warm
- Be cautious with young children and pets
- Don’t place flammable items directly on heated floors
Carbon Monoxide
- Our system is electric (floor heating) so no CO concerns
- However, ensure adequate ventilation in all rooms
Fire Safety
- Don’t cover heating controllers
- Keep flammable materials away from heated areas
- Never use the floor heating system to dry clothes
Supplemental Heating
If you need additional warmth:
- Use provided space heaters if available
- Never use the stove or oven for heating
- Ensure any space heaters are:
- On a hard, flat surface
- Away from curtains, furniture, bedding
- Turned off when leaving or sleeping
Controller Display
Common Indicators
- Temperature Display: Shows current or target temperature
- Power Light: Indicates system is on
- Mode Icon: Shows Heat, Cool, or Fan mode
- Flame/Sun Icon: Indicates heating mode active
Adjusting Settings
- Use UP/DOWN arrows for temperature
- MODE button to switch between functions
- POWER button to turn on/off
- Additional buttons for timer, fan speed, etc.
What’s Normal
Sounds
- Quiet operation (floor heating is silent)
- Occasional clicking from controller relays
- Water flow sounds (if hydronic system)
Sensations
- Floors feel warm to touch
- Gradual increase in room temperature
- Even warmth throughout space
What’s Not Normal
If you experience:
- No heat after 3-4 hours
- Excessively hot floors
- Burning smells
- Unusual noises
- Water leaks
- Controller errors
Turn off the system and contact us immediately
